Chances are good that if you are reading this article, you already know:

  2. Why does it need to be registered
 
But just in case:
 

Ejari means “my rent” in Arabic, and it is actually a whole system developed and maintained by the government of Dubai – but most of the time when you hear someone refer to an Ejari, they mean the document that is generated by this system which proves your valid occupancy of residential or commercial property.

 
This document cannot be issued until you have a valid tenancy contract, and it is required before you can do things like open your utilities, sponsor your family visa, etc.
 

Basically, this document is a government proof of your valid housing and or business property lease.

 

One of the amazing things about the UAE in general and Dubai specifically is the degree to which their systems are online and accessible by ordinary people. This means you are able to register your Ejari on your own and save money instead of hiring a PRO or paying your landlord to do it.

 

The process is not complicated, but it is precise. If you do not enjoy detailed processes, better to spend the extra 100AED (approx.) and get someone to do it for you. BUT if like me you love a good digital process and don’t mind a few steps if it will mean you have learned something and also saved money, then this article is for you.

 
The process below is to register Ejari as a tenant using the Dubai Land website.

You can complete the same process on the Dubai REST app available in the App Store and Google Play store.

 

IMPORTANT Note: this will only work if the property you are renting is not managed by a company – otherwise it may be that only the company can register or renew Ejari for you.

 

STEP ONE
You must have all of the following documents collected before you begin. The process will be much smoother if you do not have to start and stop to collect new documents.
You need:
  • Valid tenancy contract signed by both the landlord and tenant
  • Copy of landlord’s passport
  • Copy of your Emirates ID (EID) front and back
  • Receipt of security deposit
  • Title deed of the property
  • Trade License (for commercial property rentals)

STEP TWO
Register the appropriate account type on the Dubai REST app
Here’s a screenshot of what you’ll see
  1. Sign up as an Individual
  2. Specify the identifier you wish to use (Emirates ID, UAEPASS, etc.)
  3. Complete the account creation steps
STEP THREE
Login as Individual
I prefer to use UAEPASS for this. You can also use your Emirates ID.
 
STEP FOUR
For new tenancy – go to SERVICES and Register Ejari Contract
For renewal, go to your dashboard, select your rented property and scroll down to to “Renew Ejari Contract”
 
Proceed to identify your property using one of the options available, and attach all of the necessary documents.
 
A request will be submitted to the landlord, after approval you will pay the fees and the Ejari will be generated.
 
**NOTE – if your tenancy contract is managed by a company (instead of an individual) you will likely not be able to complete the steps. If you have questions about your ability to do this on your own I recommend you call the Dubai Land Department because they are quite knowledgeable and helpful.
